Check-in and Check-out Procedures

• Check-in is after 4pm and check-out is by 10am.
• Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
• Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

• Guests do not have access to the locked-off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
• Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit the Off Road Adventures website.
• Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)

Policies and Rules

• This home is not pet friendly. No pets permitted.
• No smoking allowed inside the home. No trace of smoking should be left outside the home.
• No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
• Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
• Minimum age: 25 years.
• Children allowed.
• No events allowed.
• The summer concerts are open to all guests; however, there may be an admission fee for each person and a cash bar for food and drinks.
• The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are welcome to attend. However, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsman's Lodge.

Fees and Payments

• Eagles Nest Winery day passes are available onsite for $25.00 each.
• All visitors on premise at winery must be 16 years or older. This is strictly enforced.
• Firewood may be added by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
• All Eagles Nest homes have an additional amenity fee in order to maintain the luxurious amenities.
• The summer concerts are open to all guests; however, there may be an admission fee for each person and a cash bar for food and drinks.
• CANCELLATION POLICY: Bookings canceled within 24 hours of their creation will receive a full refund of payments. Bookings canceled more than 24 hours after their creation are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
• Guests returning to this home may receive a discount of 5% to the rent, not to be combined with other discounts to the rent.

Parking and Transportation

• The main roads are plowed in winter but 4WD/AWD and/or chains are recommended during November-March for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
• Free parking is available on site.

Utilities and Amenities Access

• All Eagles Nest homes have internet access, but some areas of travel may not have cell reception.
• Guests have access to Fubo Pro for TV services, which includes regional NBA, NHL, and MLB games.
• All linens and towels provided for your stay.
• All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. A starter set of paper products is provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. Hair dryers are not provided.

Safety and Emergency Information

• This homeowner uses three exterior security cameras to monitor their home and ensure it remains safe. One is at the front porch at the door, one is on the side of the house, and one is on the back deck pointing out to the yard.
• Smoke alarm and carbon monoxide detector are installed in the home.

Community & Noise Information

• Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am–7pm Monday–Saturday.
